If you've been embroiled in real estate negotiations, perhaps moving day has snuck up on you and will be here before you know it. So ... what steps do you need to take before the moving truck pulls up in front of your house?

Set up the move. Set a date and create a moving day budget. How much are you planning to take along with you in your car? Are you packing up a U-Haul? Or will you be using a moving service? Your real estate agent will have information on reliable movers in your area, and you will probably want to get estimates from several of them. When a moving company gives you a quote, make sure it includes any items that might require special consideration, such as a grand piano or grandfather clock, as well as anything fragile. If you are moving far away, you may also need to contact a transportation company about shipping one or more vehicles. Again, your real estate agent will know where to start.

Get packing. Before moving day is imminent, you'll want to have as many of your belongings packed as possible, unless your movers are going to be packing everything for you. By now, if you've been showing your house for sale, you've probably gotten rid of anything you don't plan to take with you to your new home. If not, now is the time. Start stockpiling boxes and newspapers. Wardrobe boxes are useful for transporting clothing, and you'll want to pack heavy items like books in smaller boxes. While you are packing, make at least a cursory inventory of what you put in each box so you will know whether anything is missing when you arrive at your new home. Label each box with the name of the room in which will belong in your new house. If your budget permits, let the moving company pack fragile objects; they are the experts at getting your belongings to their destination unscathed. Manage your utilities and services. As moving day approaches, call utility companies and transfer or cancel your accounts. Set up utilities at your new home so that they will be switched on prior to moving day. Discontinue services at your old address like landscaping and snow removal, newspaper subscriptions, and dry cleaning delivery and if you wish, set them up at your new home.

Get the word out. Prior to moving day, send out change of address postcards to friends and family with your new address listed. Or send out a mass email to people you know to inform them of your move. Likewise, change your address with your bank, major credit cards, and other accounts - often, you can accomplish this online. Finally, you can fill out a change of address form with the U.S. Postal Service (either in person or online) to forward your mail so that anything you've forgotten to change will still make its way to you.

Wrap up last-minute tasks on moving day. When the movers have finished loading the last of your boxes and furnishings, do a sweep of the interior and exterior of your house before the truck pulls away in order to ensure that nothing has been left behind. Hire a cleaning service to come in and clean anything you don't have time to (or don't want to) clean yourself. Your real estate agent will have contact information for this sort of service. Make sure your refrigerator and freezer are emptied and defrosted. And as you head off to your new destination, keep important documents and jewelry with you, regardless of how you are traveling to your new home.

DENVER, Colorado (PRBuzz.com) January 16, 2013 -- While the foundation of all human activities may be individual effort, time management and productivity expert Laura Stack says that true accomplishments require partnership. In her newest blog titled "How can Partnerships Create Leverage?" Stack addresses the challenges that go with cooperation, so that 1 + 1 translates into 3 or more.

"We call such leverage points synergy, wherein the whole exceeds the sum of its parts," Stack says.

While a firm believer in the benefits that can be reaped in partnering with the right person or people, Stack issues a word of caution to her readers and provides a list of seven questions to ask themselves before taking on a prospective partner. All seven questions are formatted to take into account all the necessary considerations that go with making the important decision of partnership:

1. Strategic priorities. Making sure that both potential partners have strategic priorities that align is going to determine the potential for a successful partnership. The better both parties' missions match up, the more likely they will be able to leverage their partnership in a mutually beneficial manner.

"Don't expect a slam-dunk, even if it seems that both sides have similar priorities," Stack says. "Other factors may stifle synergy - for example, PETA and the ASPCA have similar end goals, but their tactics differ drastically, so they probably wouldn't make good strategic partners."

2. Mutual Strengths. Choosing a strategic partner may not mean limiting the choices to organizations that are similar in size. Stack points out that two prospective partners whose businesses are similar in size may not necessarily be off to a good start without any scale-tipping clout to pull from either side.

"If all prospective partners had to be equal in size, we'd have no A-Rods or Oprahs," Stack says. "Instead, look for what you can each bring to the table that maximizes everyone's productivity and profits."

3. Competition. When both potential partners offer similar products or services but function in separate geographic areas, each partner can leverage the business successfully. Otherwise, the going can get tough.

"You can join the same industry groups, but you can't expect to partner well with organizations competing for identical resources," Stack says.

4. Access to pre-established relationships. Leveraging existing relationships is the easiest way to acquire working capital, profits, and influence. Leveraging existing relationships with a new partner can remove a huge hurdle when it comes to building influential relationships from scratch.

5. Mutually beneficial relationships. Making sure a potential business partner's existing relationships represent the goals of both parties is a critical and sensitive step in determining the suitability of a partnership.

"Take great care in the selection process," Stack says. "Make sure your prospective partner's existing relationships represent the type of relationships you're looking for, and be careful about to whom you introduce your own contacts and clients.

"A bad partner can damage your existing relationships."

6. Multiply results without increasing workload. In some cases, the right partnership can produce multiple beneficial results without increasing any workload. For instance, if both principals agree to write guest blogs for each other, they have doubled their online visibility without increasing their workload or duplicating content.

"Partners can also share jointly written copy by identifying everyone involved, which multiplies exposure without multiplying your marketing expenses," Stack says.

7. Exit strategy. Establish an escape strategy in case the relationship turns sour unexpectedly. The strategy should incorporate measures to minimize any potential damage that could result from an unexpected split. It should include a plan for safely and fairly dissolving the partnership if the need should arise.

"We all know the value of teamwork, but many organizations fail to consider opportunities outside the immediate family (so to speak)," Stack says. "Rather than go it alone, consider developing ties with organizations independent of yours.

"Just proceed carefully. Poorly considered partnerships can end disastrously, while on the other hand, a good partnership, properly leveraged, can benefit you in ways you've never before experienced."

Many argue that forcing jobseekers to sign up to an online system is simply unworkable. For a start, internet access is not guaranteed in every household and especially among those who are unemployed and who do not have a large amount of disposable income.

Some users, particularly those who are slightly older and in the latter stages of their working life, may not be comfortable using the internet and to force them to do so is unfair.

Then comes the fact that there are many more job boards in existence and to force signup on a government one is anti-competitive. There are even job search engines that take jobs not only from Universal Jobmatch but also from a large number of other boards which makes searching for a job even easier.

Furthermore, there have been security fears over the website since its launch with hackers managing to get access to users data and a string of fake job adverts clearly designed to prompt identity theft. This has left many people reluctant to submit their own details to the site for fear of becoming a victim of such crimes.

The UK government wants jobseekers to sign up so that they can monitor how many jobs someone applies for and there are fears that this may result in benefits being removed for those who do not actively engage in enough job hunting activity via the website regardless whether they are searching elsewhere.

A spokesman for the Department of Work and Pensions (DWP) explained that:

"In the new year we will require Jobseekers Allowance claimants to use the service. It is already a condition of receiving JSA that you actively seek work and Universal Jobmatch is where the majority of new vacancies are being posted."

The debate is still ongoing as to whether the government has taken the right approach but for now it is recommended that jobseekers do not only use Universal Jobmatch but a wide range of alternatives such as job boards, job search engines and recruitment agencies.

If you've been embroiled in real estate negotiations, perhaps moving day has snuck up on you and will be here before you know it. So ... what steps do you need to take before the moving truck pulls up in front of your house?

Set up the move. Set a date and create a moving day budget. How much are you planning to take along with you in your car? Are you packing up a U-Haul? Or will you be using a moving service? Your real estate agent will have information on reliable movers in your area, and you will probably want to get estimates from several of them. When a moving company gives you a quote, make sure it includes any items that might require special consideration, such as a grand piano or grandfather clock, as well as anything fragile. If you are moving far away, you may also need to contact a transportation company about shipping one or more vehicles. Again, your real estate agent will know where to start.

Get packing. Before moving day is imminent, you'll want to have as many of your belongings packed as possible, unless your movers are going to be packing everything for you. By now, if you've been showing your house for sale, you've probably gotten rid of anything you don't plan to take with you to your new home. If not, now is the time. Start stockpiling boxes and newspapers. Wardrobe boxes are useful for transporting clothing, and you'll want to pack heavy items like books in smaller boxes. While you are packing, make at least a cursory inventory of what you put in each box so you will know whether anything is missing when you arrive at your new home. Label each box with the name of the room in which will belong in your new house. If your budget permits, let the moving company pack fragile objects; they are the experts at getting your belongings to their destination unscathed. Manage your utilities and services. As moving day approaches, call utility companies and transfer or cancel your accounts. Set up utilities at your new home so that they will be switched on prior to moving day. That way, your electricity, heat, and water will be hooked up and you'll be able to use your phone and the Internet upon your arrival. Discontinue services at your old address like landscaping and snow removal, newspaper subscriptions, and dry cleaning delivery and if you wish, set them up at your new home.

Get the word out. Prior to moving day, send out change of address postcards to friends and family with your new address listed. Or send out a mass email to people you know to inform them of your move. Likewise, change your address with your bank, major credit cards, and other accounts - often, you can accomplish this online. Finally, you can fill out a change of address form with the U.S. Postal Service (either in person or online) to forward your mail so that anything you've forgotten to change will still make its way to you.

Wrap up last-minute tasks on moving day. When the movers have finished loading the last of your boxes and furnishings, do a sweep of the interior and exterior of your house before the truck pulls away in order to ensure that nothing has been left behind. Hire a cleaning service to come in and clean anything you don't have time to (or don't want to) clean yourself. Your real estate agent will have contact information for this sort of service. Make sure your refrigerator and freezer are emptied and defrosted. And as you head off to your new destination, keep important documents and jewelry with you, regardless of how you are traveling to your new home.

Welcome home! If you're moving to another state or municipality, you'll have to change your insurance, re-register your car and pets, and enroll your children in new schools. With some planning ahead, you'll have gotten any repairs and renovations out of the way and your new home will be ready for you to settle in. Deciding where your furniture should go in your new home will be helpful to your movers when your belongings arrive. Once the movers leave, you'll be busy with unpacking and organizing - take your time and approach this as a fun project. Don't forget to change your locks and re-program the code to your garage door. Check smoke alarms and carbon monoxide detectors and make sure they are functioning. It may have been a lot of work, but now you can breathe a sigh of relief. You're done! Why is my credit score important when I apply for a mortgage loan?

Your credit score is the very first reference point lenders use to evaluate your home loan qualification and the level of risk they may incur. It also helps to determine what interest rate a lender could offer on that loan. Credit scores are based on a numerical scale that ranges from about 300 to about 850, with higher numbers indicating a more favorable credit rating. Credit scores are calculated by information listed on your credit report, which shows your history of employment, loans and payments, debt, and bankruptcies. If your credit score is low (below 620), most lenders may see you as high risk and may not be able to qualify you for your mortgage. Credit scores ranging above 720 are considered a better risk; if your score falls in this range, you are a safer "bet" for a lender. It's important to know that there are many mortgage loans available, such as FHA loans, which require a lower credit score. If your score is low, you may want to ask your mortgage lender about these sorts of programs.

Where can I find out my credit score?

There are currently three main companies that provide free annual credit scores: Experian, Equifax, and TransUnion. While you may see ads claiming that you can access these reports for free, be sure to read the fine print as there is often some sort of charge involved. The federal government mandates that each of the three companies provide you with a credit report annually, but finding out your actual score may cost you a small fee.You should contact your lender to find out what your score is with each of the three companies. Mortgage lenders typically take all three into account and each borrower and loan requirements are unique.

How can I improve my credit score?

There is not an instant fix to a low credit score. Scores can be raised when you pay all of your bills on time. To achieve this more quickly, you can use a credit card regularly and pay off the balance each month. However, the first step you'll need to take is to pay down any credit card debt and catch up on any late payments on your debts. Typical time to improve your credit score can be 6-12 months. It's worth noting that if your credit score is particularly low, it may take longer to improve it significantly.
